Screening Policies

$50 and payable in the form of a Check, Cashier’s Check, Money Order or Debit/Credit Card. The application fee must be provided with the completed rental application.

Applicants must be 18 years of age or older unless deemed to be an adult under applicable law with respect to the execution of contracts.

Applicants must have a minimum combined gross income of 2.5 times the monthly rent.

Applicants must have a minimum of six (6) cumulative months of verifiable rental or mortgage payment history within the last 24 months.

Guarantors will be accepted for applicants who do not meet the required rent-to-income ratio, denied on credit or applicants who fail to meet the rental history. The guarantor will be required to complete an application and pay a full application fee. Guarantors must have a gross monthly income of 5 times the monthly rent and meet the qualifying criteria identified in the Credit and Income sections of the screening policy.

A criminal background check will be conducted for each applicant and occupant age 18 years or older.

Maintenance

If a resident provides permission to enter, then no, they do not need to be present for the work to be completed.

We do offer on-site maintenance, which is available 24/7 for emergencies.

Residents can submit a maintenance request by calling or by utilizing the residential portal.

Amenities

Each home is assigned (1) 1 or 2-car garage, additional parking within the community is available on a first come, first served basis.

Yes, we love pets! There is no weight limit, however, breed restrictions do apply. A deposit and pet rent is required. The first pet is a $500 deposit and the second pet is a $250 deposit. We allow a maximum of 2 pets per home.

Each home is equipped with a refrigerator, dishwasher, gas range, microwave, and full-size washer & dryer.

Morgan Ranch does not offer furnished apartments at this time. However, we can refer you to a company that can assist with these services.

Admin

Payments can be made by Money Order, Cashier's Check, Personal Check or made on-line by utiziling the residental portal. We also partner with FLEX for assistance with splitting your rent payments.

Minimum liability coverage of $100,000.00 is required, the property must be listed as the ‘Interested Party’ on the Declaration Page & all leaseholders must be listed as insured.

You are free to use whichever provider you'd like, but Morgan Ranch recommends Spectrum.

Residents are required to pay water, sewage, trash and electricity.

Location

Yes! There is a bus stop at Monterey Road & Dunne, another at Live Oak High School, and both the northbound and southbound Morgan Hill Caltrain stations are located approximately 1.6 miles from the community.

We are located within the Morgan Hill Unified School District. The assigned schools of residency are Jackson Academy (K–8), Britton Middle School (6–8), and Live Oak High School (9–12).
